According to the Gallatin Association of Realtors latest market report, lot prices in Bozeman have come down. Whether or not this will continue, only time will tell. The relation of a lot price to building cost is that usually the price of the lot is a major factor in determining the building cost of the home, or the value of the home on lot. You have to consider the land to home ratio. Price per square foot in Bozeman starts around $150. Of course it depends on the finishes you choose. Also, there is somewhat of a difference in what builders include in their price per square foot.

The real answer is thast prices are definitely adjusting. It is certainly easier to see which seller's are motivated, and which are just fishing for out of state buyers. Actually prices are fairly stable in most areas of the market...except lot sales. The fact is that we will definitely are seeing Days on the Market go up.....but what a great time to get in on the good buys at great rates!... more
Hard to say (not sure what you're comparing against) - it's definitely slowed down from the last couple of years here and I've heard realtors saying we've currently got about nine months of inventory on the market. Some folks have dropped prices, but they're still high compared to the rest of Montana.... more
