Hi, that's a really good question and in my opinion, it's a toss up. Three years is a really good guideline as being the minimum time spent in an area to make purchasing feasible. If you were going to be here only two years I would definitely recommend you rent. With interest rates being so low, it's an excellent time to buy. Also, the market in this area has remained relatively stable in comparison to many other markets. However, keep in mind that when it is time for you to move on you will have to decide what to do with your house; and since you already seem to know that your time here is limited, you will want to make that decision prior to even purchasing a house. My suggestion is that you look at your financial situation, your plans for the future once you have left Augusta and how home ownership fits in to that now. You will want to consider whether when you move you will want to sell the home or keep it and rent it out. And if you want to sell the home, but the time on the market exceeds your intended time frame will you continue to carry the expense until it sells, or give in and rent it. You should also consider how keeping your home in Augusta might affect you purchasing a home in your new town.
I think if you would really like to purchase and home and have something that is yours to make your own, it is a great investment and would not be a bad decision. Just be careful that you do not overpay and be mindful of the neighborhood you purchase in and where you see that neighborhood being in the next few years. If you intend to sell the home when you leave, purchase with the intent of selling in mind. If possible, consider a home that is a great deal and maybe needs a little TLC that you feel comfortable with so that when you sell, you have added value to the home.

A lender typically has to work on a file for a 30 to 45 days, with that said, ask yourself, what do you, as the consumer expect to earn from your personal job for 30 to 45 days worth of work.
1. Lets say 4,200 dollars for (45 - 8 = 37 days of labor) taking away the 8 is an estimate for weekends.
2. Lets say the lender's tax rate is around 26% (4,200 * .74) = 3,108 dollars.
3. So take the 3,108 and divide by 37 and you have 84 dollars a day
4. Take 84 dollars a day and divide by 8 hours and you have $10.50 per hour
So if you think your lender worked hard enough for $10.50 per hour to earn your business, then this origination charge is "A" OK.
NOTE: A 2.75% rate is an AWESOME RATE!!!! Congratulations on your rate.

I would suggest the Evans, Martinez and Grovetown areas in Columbia county. These are anywhere from 1 to 10 miles from the base and feature much of the new growth in the Augusta area. The schools in these areas are also highly rated. Even if your child is to young for school it will still help your resale value being in a good school district.... more

You should work directly with an agent who can help you learn more about that specific property (and probably will know a lot about similar properties in the area). To find an agent, just click on the yellow button on the property's listing and you will be able to start a dialogue.
Don't use the military service as a crutch or excuse - I gave over ten years myself as have thousands of others - we are a special breed that volunteered - and leave it at that. You also know that despite all of the nonsense about supporting troops, Washington really could care less about vets. So....
Get with a reputable credit counseling service and have them evaluate your situation. You need to spend less than you make and despite what you think your family deserves, they will get what you provide. You are at least working, seem motivated to do what it takes and seem to be porperly motivated - that alone puts you in good shape. Another opinion from a counselor will help - get on it.
You should have been working with a closing attorney early on. The $5000 should be in trust with the Realty Company. I would ask status from your Closing Attorney's office since they should be drafting up the loan documents and amortization schedule for you.If the Attorney is unable to close for one reason or another and no fault of your own, a Termination Agreement should be prepared by the Realtor and signed by buyer and seller . National Hills is very convenient to shopping, dinning, interstate, downtown, schools, etc. Personally, I believe National Hills is a good, established neighborhood.....you should ride around & check it out to make sure it works for your needs.
The residents range from college students to retirees. Should you decide to purchase in National Hills, you can make tax-free money by renting for the annual Masters Tournament...if you're an owner-occupant, etc.

I've had two sellers list there home at a reasonable price and I recieved offers for both within two weeks. Both of these sellers have listed in the last month and a half.

It certainly is...but there is a "it depends." I would need to know of your expectations. What type home do you want? Where exactly? How large/small? Pool? Acerage? Do you insist on a new car? If so, how much of a cut of the $1692? What other debts do you have?
Generally speaking, the cost of living in Augusta GA is relatively cheap compared to most other places in the United States. Unless you have very expensive tastes and wants, you could chew up that $1692. If you have a very simple lifestyle, you could easily stay within $1692 in Augusta Georgia.

I remember the college days, but unlike you, I was no where near ready to buy because I was moving around so much.
Knowledge about those particular loans will vary from Lender to Lender. The FHA Kiddie Condo Loan is a loan where the parent consigns for a child. Child must have credit scores. Aside from that, it is a normal FhA loan. The Lender I partner with is capable of doing that type loan.
Down payment and closing costs are very much different. What the seasoned *buyers* agents try to do is get the Seller to pay your closing costs for you. Then you are left with just coming up with your down payment (I'm assuming you are not active duty). An important bit of advice would be to not fall in love with that particular property. You want to find one that will suit you economically and is a sound financial decision (which means you'd be willing to walk away from that home if you don't get your terms.) In a Buyer's market, there's no reason for you to not get your closing costs paid, and to find a home that you like where the Seller is willing to pay.
