It is best to get a preapproval for a loan through a bank or motgage lender that can review your credit,income & work history and tell you the best path to take. In my experience most lenders look for a credit score at least in the 600 range so I'd suggest you apply for a loan just in your husbands name until you improve your credit score. Unfortunately if you are a 2 income household you will only be able to use his income to qualify for a loan if that is the route you choose which may mean that you will have to look for a home in a lower price range. Seek out a reputable lender. Do this by talking to anyone and everyone you know that have purchased a home in the past few years. Interview these lenders. Be honest and upfront with them. Ask them if they are willing to work with you to help repair your credit. I have had clients who have done this in a matter of months. Now, this time period is, of course, going to vary depending on your individual circumstances. You are very close, so don't give up.
You might also seek out a REALTORÂ® using the same process as above. Most agents have experience with good lenders that they regularly work with and know their expertise. There are lenders and agents who specialize in first-time home buying.
