You have to start making a paper trail of your contacts with the Landlord about the repairs. Write a letter, and give her a reasonable amount of time to make the repairs. If she does not, you notify her that the rent will be deposited with the court. Then you are in a better position to void the lease.
I suggest that you get legal advice on this to avoid problems, as each court seems to have its own rules about this.... more

and even if they are going to lose the house, you may have as much as a year before anyone makes you move.

The score could keep you from some types of mortgages while increasing the amount you would need to put down. you should meet with a local and trusted loan officer who can guide you through the process and let you know what you can afford or what you will have to do to improve your situaion.... more
