You need to call the bank and find out how much will re-instate the loan, anything less will more than likely be rejected by the bank. However, you still have a few options, if your mother is living and still married to your late father, she is now the owner, and she can call the bank to find out wht options are available to her. There's no such thing as an either/or choice, as crazy as that sounds. Why can't you have a big house with a huge yard in either zip code? Things that were once difficult can become easier if you'll only eliminate the self-limits and ask for what you want today. after that, it's too late.
The 92880 has 16 homes with at least 2,800 sq. ft. and a 10,000 sq. ft. lot. They range in price from $440K to $799K.
The 92881 area has 57 such homes ranging from $499K to $3.7M.
Any discussion of taxes must focus on the INDIVIDUAL home. I've written in other posts how to research that, but I'd be happy to show you.
