First, is the portion of your lot that you are going to sell a full buildable size lot with no variance required. If it is, then go to a local realtor, county or local assessor where sales are recorded and look up recent lot sales in your neighborhood. This comparison method will leave you with no doubt. If the lot is not sufficient to be built on, just a portion that a neighbor wants, it will be worth far less then a buildable lot. Use the same method as I described above but compare them to only non-buildable partial lots. They sell for far less then a buildable lot. There are many real nice homes and areas around Hollywood Hills.
LA is a hustle & bustle type of city. If you don't mind that, then it would be a nice move for you. Alot warmer than MA anyway.

Because this is a sensitive issue, most Realtors will not feel comfortable telling people who lives at a home. The best way to find out for sure is just to go by the home and knock on the door or write a note. There are just too many nuts out there. I'm sure your not one of them but I hope you understand.

Great question! First of all, she needs a sales license. That's her jumping off point.
Next, I would ask her where her passion lies. Each aspect of real estate has its own unique qualities, and hence, its own set of buyers and sellers. Does she like to crunch numbers? Very analytical? Maybe she should work the commercial side. Loves to talk with lenders? REO and Foreclosures, or asset managers. Very emotional, and a "people person"? Maybe first time buyers. What is her age and social circle? There are hundreds of niches to be served by the right agent, but above all, it takes a passion for what you are doing. You must be in it to serve.
Real Estate is eminently rewarding, but it is not easy, and not for the thin skinned. She must be able to know her own self, and handle rejection.
