Great news! You absolutely can! I found 7 properties listed on the MLS that meet those criteria ranging in price from $195,000 to $299,900 - but most buyers (yourself included, I'm sure) will have a few more items on their wish list. In this inventory of 7 - only 3 have garages. Most buyers have preferences regarding the age of the home - these 7 range from the oldest being built in 1957 (2 properties) and the newest in 1979 (2 properties). Some buyers are in search of that mid century gem - and these can be wonderful and fashionable investments! Solid, sturdy construction is certainly a valuable asset in those older homes when you can find it! Lastly, the next feature to consider is location within Scottsdale. Of these 7 homes, 6 are in Delightful South Scottsdale, with 1 home in Charming North Scottsdale. Whether you prefer one area to another is a matter of personal preference entirely, but if you are hoping to stay within this budget in North Scottsdale, you may find it quite a bit more challenging. The question seems to be, should you rent or buy in Scottsdale? There are a lot of variables to that, have you visited here before and familiar with Scottsdale already? If so, you may already know where you would like to live and know about out great city. Then I would recommend to buy for sure. Interest rates are so low and housing prices are low as well. If you never have been here before, renting could be a good way to feel it out and decide where you want to live. Keep in mind, however, how expensive and awful it is to move again when you buy! To avoid that hassle I would come here for a visit first, I will show you around to the different areas and then focus more seriously on what is best for you. For instance, "How long will you be living here? Is this temporary? If your husband shows all over the U.S. would being accessible to the airport be important?" This is in no way legal advice and you should consult an attorney but I will say this, there are two variables here. One being, if your ex did not include this debt in the Chapter 13 then it will still stand, no matter if he filed bankruptcy or not. Two being, if you were the cosigner, and he filed chapter 13 and you did not you still could be on the hook for the debt. I wish I could be more help to you. Best of luck.... more

Contact me and I will refer you to a Real Estate attorney to explore your options. With a loan, most lenders will not be willing since they will be concerned that the husband can make a claim against the property, but we can explore it with one lender that is quite flexible.

Hello Tim,
Yes the prices at 36601 N. Mule train have been lower than original purchases. There are currently 12 on the market right now for sale from $225,000 to $385,000 depending if it's a bank owned or backing to the airport as well as if it;s a condo, are the lowest prices. The one story town houses are higher in price. There are also several for rent. The last 3 months are sold $205,000 to $275.000. These are all 1970 sq ft and built between 2000 & 2005.
If you are a buyer it's a good time to buy now, but if you own one there, you may want to wait a while if you can for the prices to go up or rent it.
