As to the possiblility of refinancing an underwater mortgage, have you looked into the HARP 2.0 program for Fannie and Freddie loans, or the FHA Streamline program for FHA loans? In most circumstances none of these requires an appraisal and can significantly lower your monthly payments. I would be glad to answer your questions in this arena.

The 85254 neighborhood is a well established area which has seen recent increases in popularity due to retail developments at Kierland and Scottsdale Quarter, and the blossoming employment center surrounding Scottsdale Airport. Older homes in the area are often very well built but require continual updates in areas like windows, roofing, hvac systems etc. These are expenses that you need to plan for in owning an older home versus a newer home. There are also newer home neighborhoods in the area such as Kierland and Desert Ridge. The newer homes often sell for a higher price but have lesser need for larger maintenance items as discussed. When you say they haven't signed the HUD, do you mean they haven't approved it? NY is an attorney state so may be different there, but when a lender "funds" your transaction it doesn't mean your done yet. Title still has to record the transaction for you to be legal owner of record. Your funding lender may have to take funds back and reissue depending on their requirements. REO sellers operate within their own rules and its often times very frustrating.... more
You definitely will hear some traffic off of 94th St. Homes on busy streets will sell for less than those within the community. Usually you don't hear that much noise in the home, it's more when you are outside. 94th is busy, but not the same as backing to Pima Rd which gets a lot more traffic. Some people don't mind the traffic and this gives them an opportunity to live in a community they normally would not be able to afford.

I think it depends on the neighborhood. If all of the homes in the area are built that way then it should not effect the value, but if you are one of a few then I think it could hurt your resale value because the buyers have so many more choices in the same area that are traditional in their look. Some buyers do not like side entry homes.

You can probably get more house in the north Scottsdale area for a similar price. You will also get a newer home than in the Biltmore area. Probably not your Realtor. That happens all the time. The inventory has slowed down. Investors are buying things up too. If you are searching on Zillow or places like that they are slow to update the listing. It may be sold but still show as for sale when you see them. In our MLS we can set up clients with an automatic responder. The minute something comes on the market in your criteria it pops you off an email. Or use your Realtors website for the search. You will probably be looking at putting 20% down and a bit higher of an interest rate. The upside is since it's an investment property it would qualify for a 1031 tax exchange if you wanted to sell it down the road and invest in another investment property.

Great question. It is so important to consider construction when looking for a home- whether it is your primary residence or investment property. Block construction homes certainly have their advantages. They can retain cool/hot air better- which can lower heating/cooling costs. Also, block homes can be more resistant to termites-which are very prevelant here. Of course, a home inspection and termite inspection prior to purchase is very important.
The area you are thinking about is a wonderful area as well- I say this a bit biased as I live in the area!
If you are thinking of purchasing a rental/investment property- consider area rental rates, cost of maintaining the home, and school district ratings.
