Sara, all you can do is show your clients how to find the data and let them make up their own mind. To do anything else, leaves you open to liability problems for someone else's bad decisions.
Personally, I think of Canyon Creek as one of the nicer neighborhoods in NW Austin, so I'm surprised at this data you've provided.

Virutally every neighborhood has some sort of crime. I think the areas you have mentioned have a lot of inexpensive rental property (ie: apartments, duplexes, four-plexes, etc.). Which means there are lots more people in a smaller area which in turn means more crime. I suggest if this is an area your considering you should look at all the pros and cons and decide where you really want to be. Just because crime stats are done by zip code does not mean the entire zip code is "bad".... more
I'd call APD Community Services division and see if they can give you want you want. They might have FBI flat file to give you. I doubt you can download the raw data, but you can also look at Trulia heat maps for Austin and see that that helps.

Yes there is a difference between 1000 feet and a mile. There are 5280 feet in a mile. I'm hoping these definitions may he help too. The radius of a circle or sphere is any line drawn from its center to the perimeter. The diameter is the distance from edge to edge going directly through the center. The distance around a circle is called its circumference.
Imagine a pie cut in half to show the diameter. A single slice (serving) of pie would show the radius. The circumfrence would be the outer edge of the entire pie. Hopefully that clears up any confusion.

Nobody forces you to buy any house. If this one seems to you to have anything fraudulent about it, look for another one.
Yes it happens....not as often anymore as in the past go go days of lending.
If it has gone this far, probably the borrower is no longer paying, the house will go into foreclosure, the bank or investor will recover the property and it will be resolve with no prior liens.
It's happened all over the country, but it can be resolved and is resolved every day. That's the envirnoment we are in currently.
If you want to buy a house, work through a realtor and a title company to resolve these issues.... more
Well what happens in these cases is often the house will be foreclosed on, the loans and liens wiped out, then the house resold with clean title by the bank or investor.

Just as an FYI, if this happens to be in The Sycamore, it went into foreclosure in September of last year. They sold 11 of the 26 units since then to opportunistic buyers (most immediately after the foreclosure recorded deed date). The remainder appear to be held in the name of the company that bought the place out of foreclosure. Looking at the public records for mortgages on those 11 units, value is in the range of $195K to $220K depending on location in the complex. Getting a mortgage on a condo complex where more than half the units are owned by a single entity could be very difficult. This would not generally comply with Fannie Mae nor Freddie Mac guidelines for underwriting. it would also put total control of the HOA into the hands of the largest ownership block (the single entity that appears to own title to 15 of the units), meaning you would not have any say in decisions reached by votes of the members of the HOA.
