As a professional realtor there are many code of ethics that we can and can not make an opinion on. It is up the the buyer research the info. and work with concert with a realtor.
a) Rail tracks it depends on how far is the distance the reason why you still have noise population from a railroad track and other cities, ie Colleyville, Coppell, Irving, Grapevine, luxury communities have the airport from time to time.
b) If you are working in Irving have you consider other locations closer to Irving? therefore less of a commute for you?
c) It all depends on lifestyle an agent can't make a predicit the future of an area, however new construction can take up 5 years + before you determine the increase in value for a home

You could call them and see what they say. They may work with you if you can show hardship. I have seen it work only once though, but it is worth a shot.

Meritage Homes is owned by Legacy Homes. They have been around a long time. They build some pretty nice homes and I haven't had anyone really complain about a problem with a home they purchased from them except the occasional customer service issues which arise with anyone. I don't believe they have any inventory yet so I assume that you will be building something. Remember that the base price listed on floorplans is really just the base price, almost anything you change or upgrade will cost you.
The same goes for Drees. They have some under construction not expected to be ready until end of April/May. Their model home isn't ready yet either.
Regarding the increase of the sales price, usually builders have a price list out "pre-construction" which goes on the billboard, then when the community is platted, they increase the price and so forth as the home is built. Once it is an inventory they need to sell it, that's when you can really negotiate a lot.
The location is prime. I would not worry about resale in the community. The prices they are asking are a tad high because the community abuts to North Richland Hills instead of Southlake.

$75-$100/sqft not including the price of the lot. Of course these numbers can vary greatly depending on style, building materials, finishout. If you build a square box, with basic finishes it could cost less. If you want hardwood floors throughout the house, high end appliances in the kitchen like Sub Zero and Viking, granite in the bathrooms, etc, you could spend a lot more.... more
