There are loan products available for lower credit scores, if you have downpayment, work history and can show that you have the ability to re-pay the loan.
I would recommend speaking with a local active REALTOR in your area, and asking them for a referral to a loan officer who can assist you. I could refer you to someone locally in my area, but a California lender probably won't be of much assistance.
