If you are renting...the cash for keys would go to the owner of the property. If they are not paying their monthly mortgage payment...this is not a good situation for you. One key factor for you is to find out how far they are behind on their payment. If you are paying rent...and the owner is not paying their mortgage company, my suggestion is to possiblly look somewhere else. Hope this can help.... more
According to the lenders I've worked with on a cash for keys basis they do require you to keep the electricity and gas on at the property to avoid broken and frozen pipes. Especially at this time of the year.

You should receive 30 days notice before you are required to move out of the home. But, there have been times when the notice has gone to the owner instead and the renter has been forced out more quickly. I would suggest you make other arrangements as soon as possible. If you send me your address, I may be able to pull up the county records and tell you when the Sheriff sale happened which will tell you when the redemption period is up.
