There are items in the Tennessee Residential Property Disclosure form about non-permitted additions that might come into play should you decide to sell the house. The Assessor data could just be a clerical error. The question could get complicated - do the 4 bedrooms each have a closet? are any of them particularly small? Do the rooms appear to be part of the original structure of the house, or add-ons? Does the second bath appear to be professionally done?
Of course, if you are purchasing and getting an appraisal is the final word . Make sure to have the home inspected by a professional home inspector and make sure the home inspector checks the second bath thoroughly for any issues.... more

Pam, I am so sorry about your Mom passing,,, this is a tough time for you. Since you've been appointed as Executrix of the Estate you have some decisions to make. The best advice to give you would be to seek an Estate Attorney and meet with them. They will be able to guide you through the decisions as to the best steps to handle the estate the proper way and in the best interests of the Estate.
