As per your other question if Miami beach has a bad crime rate, the answer is within any city there are good areas and bad areas but overall Miami beach does not have a bad crime rate ... If you go south of 5th that is where some of the nicest condos can be found... I would stay away from the more touristy places where there are many clubs like Washington ave.

Is the landlord current with the mortgage if property to be leased is not payoff? Is there any mold problem? Is there any lien on the property? Those are major questions that the leasee have to be aware of. If any of those are true, then move to the next property.

If you signed a listing agreement and that section of the agreement states that you do that, yes that is the procedure becasue we do not write 2 year leases in Florida.
