Whether the property is in Lincoln, Nebraska or here locally in Brevard county, it is a challenge to contact a bank directly about a property if you are not one of the names on the mortgage. If it is already a bank owned property (REO), you will need to find the asset manager for the property. I believe that prices all over will continue to decline for a period of time yet. Many people are selling now because they are realizing that they cannot make their payments anymore based on their ARM changes, and the fact that they are afraid they will be upside down if they aren't already. Nancy, this home does not exsist on our MLS... it is perhaps some kind of marketing gimmick. If you are looking for a home in our area then you should be talking to a realtor here, often sites such as real estate.com or zillow and even trulia have incorrect and outdated information. The most accurate info comes from the realtors in the area you are looking in. Marc, That is part of full discosure. It just happens to be another pile of paperwork that has to be disclosed to buyers. It is also regulated by another entity of the State that changes all the time. The HOA boards are constatntly changing bu lwas, and so forth because of the economy now and for the proper handling of funds, and there communities. Yses it is frustrating and these documents acn be 100's of pages long that make it even more rediculous. But we have to live with it . I find most rediculous when they give you a website or say just go to state records and print them out or they want to charge you and I $50 just to make a copy.
As your broker to get all the HOA 's to send a copy of each of there rules and reg's and keep opies in the office so everyone can make copies for buyers. But someone in charge should make sure they get copies of the changes and minutes for each year to bring them up to date. Yes it is a lot o work at times, but it will save time and money in the long run. Good luck to all that read this.... more

You can also call the HOA and ask for the website to find all ofthere documentation on reules and regulations. would also call or go on line and see what the police reports maybe in the area. But by all ethics and standards, Real Estate Agents and so forth are not allowed to answer this question.

You can, but make sure your Realtor puts the appropriate wording into your offer, otherwise you could have more than one contract going--meaning you would be under contract for several homes and then you would be involved in a legal nightmare.
