Our houses are in various price ranges and conditions. We offer houses from fixer uppers to nice executive homes in ready to move in condition.
The only way that I know of is to use cash as leverage. If you have the ability to pay 6mo. in advance, I really don't know anyone who would turn you down, unless you have felony on your record. So if you have that ability, and you are initially turned down, re- approach them and say, what if I pay 6mo in advance, then go month to month from there.
If you don't have the cash to use as leverage, I think your best bet is to look for a house being rented out by an individual, preferably one that isn't rented via a property management company. They tend to be a bit more lenient.... more
Jacksonville is a hodgepodge of little mini-cities (suburbs) w/ very different personalities, all under the umbrella of "Jacksonville". We have areas known as Southside, Arlington, Mandarin, San Marco, Riverside, etc. Often, each zip code feels like an entirely different city. Downtown Jacksonville has the best transportation links; however, there are bus stops throughout the city. All roads lead to the Beach, Downtown or Town Center! It is a very easy to navigate around with Public Transportation.... more
Short sales can take a very long time for the bank to approve. The seller also has to cooperate and sometimes they drag their feet. It is very frustrating and requires great patience. Are you using a realtor? If so, have them call the listing agent and see if they can find out what the hold up is and if there is anything that can be done on your side to help. Banks are very unflexible and stringent. They want what they want and there is no reasoning with them if, for example, you cannot find documentation and so on. Plus they have different departments in charge of each step, they will not even begin to look at step B until step A is complete. And, when they do get back to you, it may be with a counter offer and not an approval, you just never know.
I doubt you will have to wait much longer, I also doubt there is anything you can do to speed up the process other than follow up, follow up, follow up. I wish I could tell you something different.... more

Just Googled the address and had a look at the area. Doesn't seem to be any grocery stores within walking distance. Seems to be mostly small businesses. I would avoid the wood floor due to humidity and sand (scratches) if your on the beach...personally Im a fan of travertine but there are some great porcelaine options, it just depends on the decor.... more

If the house is a pre-foreclosure but not a short sale then the owners might be willing to sell since they have equity (you state not a short sale). If it's a pre-foreclosure, that means the owner is delinquent and might lose the house to foreclosure if they can't come current. The owners might want to sell because they would get their equity out of the house. If the house is not currently listed for sale, maybe your Realtor would be willing to contact them to see if they want to sell?
In theory it should go faster than the first buyer, however shortsales are very unpredictable. The lender may order another BPO and if they feel the value has increase may want more than the previous $105k I have also seen lenders sell the loan mid transaction which will cause the entire process to start over. Let your Realtor guide you through the process and keep you posted.... more

Hi, I don't see a property indicated. I can tell you the best person to verify with would be your insurance agent. I do know in Florida, flood insurance is for RISING water, not intrusion, like a roof leak. If you need a good agent, let me know, can recommend.... more

Take time to chat and see if you feel comfortable with the agent. Explain you needs and desires in a house. Explain what you can afford to pay. Go with your gut, and choose an agent that seems to understand your needs.
