Unless you're in professions that are always hiring (if there even is such a thing), you'll really do better to get jobs first to figure out what part of town will make sense for you to live in. Budget is also a big issue. Intown is great but tends to be expensive. Commutes are a huge issue so unless you want to spend an hour or more each way getting to and from work, you'll want to live on the same side of town as you work. But don't worry, Atlanta is huge and there are tons of great neighborhoods to choose from.... more

I understand your aggravation and concern, my mother's home was flooded this week due to poor grading in the development. In the meantime, there is no time for her to wait and see. The condo/townhouse market is taking a major hit in most major cities. Are you purchasing a townhome because you want low maintenance, you like the townhouse look, is there a tax abatement or is it the price?
There are thousands of wonderful single family homes that may fit your needs. I have two foreclosures near that development. One is a brick home on .60 acre priced at $39,900. It is a 3 bedroom 2 bath located at 2968 Level Ridge Road.
The other is a newer home that will be coming online shortly located at 385 Holly Road which won't be $100,000 when I get the listing. Whether or not your intended purchase is "wise" depends on your intentions. If you plan to live in your unit for the next five years you will probably be satisfied.
I am a fan of the single family dwelling. Although I am fully aware that anything can happen anywhere, I'm not too keen on making sure the FireWall does it's job.

You have made a commitment to endure all of the wonderful aspects associated with working with contractors. If it is a house that you love in a neighborhood that you adore by all means go for it!!!
Hopefully you will surround yourself with good people to facilitate. An architect will be more familiar with the design guidelines affected by an area's designation. If desin restrictions have been imposed on the area they will be better able to communicate your parameters.

Atlanta has several colleges in the metro area. Emory, Georgia Tech, Georgia State, Spelman, Morehouse and many others. I would first visit each schools website. Do you plan to sell your home in Mississippi or rent it out? The summer is great time to transition, but I would start looking for a home in April 2009 so that you may close in time for school to begin. Most school districts in the area begin school the first or second week of August.
The Georgia Department of Education website is a good place to start :http://www.doe.k12.ga.us/. There are really great public and charter schools in the Atlanta metro area.

Christine, everything that could effect your resale in the future should be a of concern to you. If you are moving into an active adult community then your resale would be active adults and the school system
might not be of concern and would not be a concern to your buyer.
As for advise on neighborhoods that meet your needs, I would recommend that you contact and interview a few experts that service the Decatur area. Determine what expert best fits your personality that you feel also has your best interests at heart. When you need advise, you need a Realtor. An agent is not permitted to provide advise to consumers unless they are under a representation agreement. A Buyer Representative is free to you and will save you time, money, and headache.

They have special tax incentives that begin at lower age brackets than other counties. Bre, very sorry about your situation. I did some research about a year ago in Georgia concerning the laws regarding a situation not unlike your own. What I learned from the courts and detective on the case was that absolutely "anyone living in a home" with or without a contract while living there is a tenant even when money is not received or agreed upon. Be sure that you begin the eviction process now so that if this person does not leave as requested you can remove him legally.
