Value is in the “eye of the beholder” as they say! Does your home have more living space than the one with the extra garage? Maybe someone has no need for that and would prefer not to have the space. There are two MLS services in metro Atlanta. GaMLS and First MLS. Gamls has the numbers beginning with 7 and FMLS has the numbers beginning with 5.
Most Real Estate companies belong to both MLS. If you are seeing price differences between the mls listings then there was probably a price change and the listing agent forgot to update one or the other mls listing.

I am not particularly familiar with them. However there are a few things I will say about buying a newly constructed home.
1.use your agent and do not deal directly with the onsite agent. Your agent will get a commission split form the seller so there is no cost to you. Several things that the agent needs to help you consider such as what will future development in and around the neighborhood be like, review the neighborhood covenants, get you comparisons to other similar neighborhoods and more.
2. Get a home inspection!!!!! Just because it is new does not mean it is all correct. Every single new home that I have ever sold has needed some type of correction after the home inspection. Sometimes minor and some items were fairly significant. One home home had roof trusses that apparently were broken in shipping. Everything might be perfectly fine while you own the home but when you go to sell those things that were incorrect will show up on that buyers inspection and at that point you own them and are responsible for repairs.

A consumer credit report differs from the credit report lenders use.
Mortgage lenders use a Residential Mortgage Credit Report (RMCR). Often you will see different scores than what you purchase online, because the formulas are different. Lenders place a heavier weighting on installment payments, especially mortgage histories.
This report is referred to as a "tri-merge" report because it pulls data from all 3 credit bureaus.
We will use the middle of your 3 scores for qualification purposes.
You should speak to a lender ahead of applying for a mortgage, because a loan officer can review your report with you and identify any areas that might need work prior to applying. This is much easier than trying to do it yourself since there is a lot of misinformation on the internet.

I have found information on the property in question. I have contacted the listing agent to find out more details on it. The Marietta Square is 5.9 miles from this property which is about a 15 minute drive (depending on traffic). Also in the area to the south, is the Cumberland Mall which offers a variety of different shopping options. The area directly around the Cumberland Mall is jammed packed with different types of department stores, grocery stores, etc. A few miles to the north of this property is the Towne Center Mall. This is a large mall that offers a great variety of shopping as well. Either direction that you desire, you are sure to find the shopping that you are looking for. A lease-purchase agreement is almost always a bad decision for the tenant/purchaser.

It will not be impossible, but it may be hard to do. The best thing would be to call around to your local property management companies and ask what their policies are. You may be required to get a co-signor or maybe pay a higher deposit, etc.... more

Generally it is hard to find 3-4 bedrooms avaialbe in the Section 8 price range. Consider expanding your search to Powder Srings and Austell.

If you mean the water "plant" new Mt Bethel PO behind the new homes - that has been there for years and has not affected the surrounding East Cobb market at all. How it will affect the new homes right in front and within view of the plant - lets just say I would not buy there.
