The usual security deposit for a rental townhome or any kind of rental home other than an apartment is one month's rent. There are additional security deposits for pets. Our peak rental period starts in April and is quite active until November. So if you are interested in finding a rental, you should start looking in early March. Dear Doug, In the true sense of a duplex like you have in MD and other parts of the Northeast; no. We have no duplexes in Reston. We do have duplexes in Arlington, Alexandria, Herndon, Sterling, and Leesburg but the owner only owns half of the duplex so it is more of a town house situation; not a true duplex situation.... more

The market is Northern VA is strong; and rental properties priced competitively move very quickly. The Cashiers check is made out in the amount shown on the HUD-1 that you have reviewed prior to settlement. There are sometimes valid adjustments made at settlement. For instance, what if you decided to change the type and amount of title insurance at the table? Maybe the pest inspection costs did not show up on the copy you reviewed prior to settlement, but the invoice is received the morning of your closing? These are valid costs you agreed to pay, so the closing company is going to want to collect from you.
I have rarely seen these checks used, recently, but the idea is to keep settlement from being held up over a minor amount of money.
A good Realtor will review the HUD-1 for you prior to settlement and minimize these adjustments and overlooked charges.... more
You need to ask him what changed between the first and second credit pull on your score. What the score was to what it is now so you know how much it affected you. It is very possible that he's right but also possible that it can be fixed before you settle. I can see him having to pull credit again since you added your wife onto the application. $250 for a survey is from 1990. Not sure where you saw that but I have not seen a survey that low in years and years. Call some surveyors and ask how much one is and then you will know, checking the internet is not the best way. There are many costs that are prorated depending on the day you close and so until a day is set the exact number can not be guaranteed.... more

The most amount of inventory is always in the spring, however, with that being said, the rental market here has been incredibly hot, and assuming the market continues to go strong, you will also be competition with the most amount of people during this time.
