While I agree that you have a fiduciary duty to a buyer-client IF they sign an agency agreement you do not have a duty to show homes to people who aren't ready to buy. There is no "fiduciary" to help lookey-loos. And there is no fiduciary that says you can't end a relationship with a client. And if they are not a "client," in that they haven't signed any type of agency agreement, you have no fiduciaries whatsoever to them.

My advice is to speak with a local lender that you can meet, work with, and have them prequalify you based upon all aspects of your financial situation. This person should also be able to walk you through cleaning up any credit issues or concerns, or advise one on the steps to take to raise the credit scores, if needed.
