I live in Weston and raised my kids here. The only real drawback to the town is it's lack of diversity. http://www.masshousing.com is your best resource for first time home buying programs, they are not typically town based .. as was mentioned by the other agents, it is now extremely important to speak with your lenders / bank / accountant to find how what price point you can reasonable expect to afford
as well as in the steps you can take to maximize your position .. banks and lenders are extremely difficult at the moment so the earlier you can start this process the better positioned you will be to find your perfect starter home .. That's a great question! I've been using YouTube for years. As a matter of Fact, Michael Miller wrote a chapter in his recent book "YOU TUBE FOR BUSINESS" about my use of YouTube in my real estate business. The other businesses profiled in his book are the likes of Blendtec and D-Link.
For the most part, few people shop for homes on YouTube. However, the platform YouTube provides to promote your listings is incredibly flexible. Additionally, the feeder mechanism to your website works very well. And, yes, I have sold listing that were the direct result of a listing on YouTube.(YouTube posting have a unique telephone number) Using YouTube for growing your business requires that the other two needed touch points are provided also. I've found that Weston and Wellesley are still too expensive (and snooty) even for a tech couple making in the 200's. I would suggest Concord. Lexington really isn't htat quiet, and the lots in Ready are pretty small compared to teh other towns you've listed. Good luck!... more
I also looked at a home on Conant Rd in Weston. I was told that there are 3 roads that cut between Route 117 and Rt 20. Conant is the MIDDLE of the three. Per the listing agent, the two on either side (one was Merriman and I can't recall the name of the other one closer to 128) were much busier since people cutting through will usually take the closest cut through road. Also, the train tracks, the road itself (narrow and windy) also deters some people.... more

Isn't that the worst to read "contact me" or "ask a lender", or my favorite (NOT) is "I am not willing to give this information in a public forum so if you would like someone who can help call me". I have to ask myself at that very moment, why are they even on the public forum then? Secondly, why would someone be enticed to contact them when15-20 other agents gave the answers, some in great detail and additional pointers to think about? The town of Weston is a bit of an exception compared to the others here because it has a Right to Farm bylaw which you can read at http://www.massagcom.org/about/agcoms/weston_rtf.pdf -- this specifically lists keeping of horses as a specially protected activity in the town.
While this doesn't guarantee you can build a horse barn anywhere in Weston, it does give you some protections.

Hi Sherry, years ago )long before I was in real estate) an agent showed us houses in Winchester and told us that going to the dump was a great town activity and the place to meet our neighbors and local politicians...I guess anyone can put a positive spin on anything, but we weren't buying. Like you, we have enought to do on the weekend!
Unfortunatey many of the desireable towns in the suburbs do not offer trash pickup and these days, even the ones that do charge a fee. There are private services you can hire - BFI is one of the most well known; and that is what most people do. You will also find that many of these same towns do not have town sewer either and have private waste disposal systems; that's just the way it is.
While trash disposal is one of life's necessities, there are many other factors to consider when purchasing a home. An agent who knows the towns can help you evaluate what's right for your lifestyle and goals.

To answer your question about the "negatives", sometimes being near or abutting a pond can be a big negative for certain families, especially with young children. However, most houses on Pond Brook Circle don't actually abut the pond, although of 19 Pond Brook Circle, which is on the market now, does.
