Both are good areas for investment properties. There is a high demand for rentals. I own in both Jersey City and Union City and will continue to buy there.

Looks like I am responding to all of your messages! I know the area very well. My husband and I were in a similar situation last year. We were looking for an apartment closer to the city and had a tight budget. It is going to be tough to get something in a safe neighborhood, close to the city and that doesn't need work for 125k. I think at a minimum, you would be looking at a budget of 200k realistically. The neighborhoods mentioned below (north bergen and west new york) are close to the city but have longer commutes. You could probably find something at your price point but it wont be the best investment you can make for the money.
I recently bought a condo at The Beacon in Jersey City for a really good price. It is AWESOME. The amenities are incredible and it has a shuttle that drops you off at the path station which is less than 5 minutes away. I would definitely look into the Beacon.... more
I have to disagree with Andrew below. Valentina, do you understand how co-ops work? Co-ops sell for less because you own a share of a corporation, not the actual property itself. If for some reason the corporation goes bankrupt you lose everything but are still responsible for the mortgage. There are some co-ops that are worth the risk and money but this is not one of them.... more

You have the right under NJ law to work with what ever title company you want.

All the other items are included in your settlement costs, with the exception of the home inspection which you the buyer pay for at the time of the inspection.
Your attorney fee would also be included in the closing costs...your best bet would be to talk to your attorney.... more
It all depends on the condition and property taxes but, I know for facts the UC gave good cash flow return on investment properties.

My tax has been reduced to ~9000 from ~12000 after appeal. If your house sale is normal sale (not short sale/forclosure/flip), 9K is almost within the 15% error range so you probably won't get much deduction for your tax. But it doesn't hurt to consult an attorney for a free evaluation. You can also do tax appeal by yourself but attorney probably will get you a better result. Good luck!... more
This is a Short Sale that has not be approved...There were 3 in the building, that have been listed for over a year...The last one actually forclosed and sold that way...I own a unit in the building and am also a realtor in the area. Whatever affects the building, affects your unit as well. A lot depends on how much the potential settlement can be. You should talk to an attorney about this
Last two answers are right on the money. All too often the buyer asks the seller to pay the closing costs (or a portion) on top of the offer being under the list price or supportable comp price. The offer and concession must be reasonably close to LP for best effect and acceptance. In exceptional cases, the seller might agree to a lower offer and even less with the concession. These would be cases where the house lingers on the market, has some flaws, and/or the seller wants out. Every deal s different and use an experienced professional realtor like Jeanne here. The maintenance fees are based on the square feet of the apartment...Larger the unit- higher the fee...However the maintenance fees here include almost everything...Heat, H/W, Electric, A/C,Taxes etc etc...I have a great unit listed right now...Take a look at the link below and let me know if you would like to see it...
