Toms River is a large town, and there are several schools, so the children are not all crammed into one or two schools. We are also very centrally located, and situated within a decent driving distance to Atlantic City, Philadelphia, and New York.

They are two different sections of Holiday City with different clubhouses. The same model homes and the same price range for the homes. HC Berkley is the middle section of homes. HC Carfefree is off to the west of that in the Bannier Driver part of the community.... more
Why not order a 2nd appraisal? If you, the buyer, and your agents agree that the appraisal is wrong, just order a 2nd appraisal. Before you do, get something in writing that states how the bank will handle the two appraisals--take the higher, avg the 2 etc--and that the buyer too will honor the contract for the higher of the two (although it sounds that your buyers are still willing to pay contract price.).
If you hold a 2nd mtg and the buyer ever defaults you will be a 2nd on the property and could lose out on being repaid. Ask your atty and also your accountant for guidance.... more
Depends on when you purchased it (plan on purchasing it) but the Adult Community market in Ocean County has been improving over the last year. Judging by the recent activity (click link below), this market is continuing to improve!

As long as your current home is not financed with an FHA mortgage you can use FHA. If you are a Veteran and did not use your VA benefits to buy the town home you should be able to go VA. The key is a strong motivation letter as to why the new home is going to be your primary. I don't think you know what you are asking:
The ESCROW company collects the funds from parties, and holds it as a third party, until the Escrow closes.
They also handle all the paperwork.
Probably, things are a little different for ya'll in N.J., with Attorneys.
The Escrow Company is usually also the TITLE company; which does the title search, looks for LIENS, and dispenses TITLE INSURACE to cover you.
In any case, the BANK is not the recipient.
Be sure to get your GFE from the Lender, and your HUD1 from the Title Company.... more
Many adult communities have rules regarding commercial vehicles being parked outside of the residences. Some don't allow them at all and some will allow them so long as they are garage kept. I suggest you personally contact the association and question them on what is permitted. Edgewater Drive is actually in Berkeley Twp. The local firehouse is the Manitou Park Fire Co. on Fort Defrance Ave in Silver Ridge Park ( just off if Mule Rd). Edgewater Drive is right off of Westbrook Dr. A main road into Silver Ridge. There are hydrants l along the road.... more
It is VERY risky to be an off-site landlord. New Jersey law drastically favors tenants and treats landlords like dirt. If you get a bad tenant, it will take you months and months and months to evict them if they choose not to leave.
Also if repairs need to be done and you are far away, you will be at the mercy of contractors who will have to coordinate those repairs with tenants who may or may not be available to stay home for the repairs. If they lose a day of work, it will come off the rent, in addition to the cost of the repair. And there WILL be repairs, even in a condo.
Furthermore, prices have not bottomed. So there is market risk as well.
I wouldn't do it.
This property is located in an Adult Community where the minimum age is 55 years young. Unless your children are older than 18 years old, this community will not fit your needs. It is not out of the question to find housing with poor credit as it will be up to the Landlord, however, your combined strong income will be a plus.
