In my opinion, it is not deteriorating. It is the old original part of Sun City so the homes are older but the neighborhoods all appear to be well kept and I know many people who are fairly wealthy who live there. I live in Sun City and my dog (age 9) and I participate in several activities. My dog's favorite is Nosework. This is where the dog learns to sniff out and find certain odors much like the drug detection dogs. It is a lot of fun using the dog's innate hunting skills. Because it is more of a mental challenge for the dog rather than a physical challenge, it is appropriate for older dogs. All ages and all breeds are welcome. There are other activities too. Moved here 27 years ago. Have horses, spent most time outside, and no one in my family has contracted Valley Fever. (BTW - it is not West Valley Fever - just Valley Fever. "West" is associated with Nile, as in West Nile, which is not the problem here.) Valley Fever is not restricted to our "valley" or even to Arizona.
Before we moved, our Vet warned us about the pets and Valley fever as they can get it, especially if they play the dirt or spend most of their time outside. Anyone can get an anti-body test to see if they have been exposed, but most who do get it just have mild cold symptoms.
Anyone can also contract aspergillious from the dirt/dust too - which is a different fungal infection that comes from the soil - and it is all around you in Michigan. Would only think one would need to worry if you have a compromised immune system or lung disorder. It is kind of like saying you want to come to AZ because of the mild winters and sunshine, then worry about the possibility of skin cancer. Sun Block and hats work well for that threat, just like anti-fungals are available to handle Valley Fever if you needed them.
No matter where you decide to live, there will be something that can be used against it, whether it be the cold and freezing roadways or snakes or alligators, or too much rain, or too little rain, or bugs & humidity in Florida, pollution in CA, hurricanes, tornadoes, earthquakes. . . . A little Valley Fever isn't so bad. Sorry you won't be joining us.... more
Just to clarify on another answer, there is NOT a 125% limit to the availability of a HARP refinance. Depending on whether you have a Fannie Mae owned loan or Freddie Mac owned loan will determine what lenders might be able to do your refinance. We do have the ability to do a Fannie Mae or Freddie Mac owned loan with NO limit to the Loan To Value (LTV). FHA streamlines with no appraisal use the original appraised value at the time of your current loan, but they do have a 125% limit to the LTV. However, if you got the current FHA loan more than a couple years ago, then there is a good chance your last appraisal was much higher than where your property value is now, so your LTV will likely be much lower.
While short sales are an option, you should definitely check into your refinance options if your rate is higher than current rates and you're able to make your payments. Property values are rebounding quite well this year and you should take your entire financial picture into consideration before any decision. You don't want to damage your credit for the next several years by short selling if you could potentially see your property value get back above your loan balance in the shorter term.

Good afternoon Brian. A lot of the patio homes, twin homes, condos, in Sun City have the roof repair, or replacement included in their HOA dues. That is something your Realtor should be able to let you know before submitting a contract. When you get into the single family homes that's where you will more then likely have to cover roof replacement on your own and those typically last 20-30 years. A lot of the homes out there were built in the late 70's early 80's so if they haven't been replaced they are nearing the end of their useful life. As for the a/c bill that all depends on what temp you are comfortable with your house being. If you are purchasing a normal sale your agent could always ask for that info. It always amazes me that so many agents out there don't have a clue that "condominium" is a form of ownership and NOT a style, as a townhome is. (Yea Vicky for getting it right!!)
I happen to live in a townhome.... which is a condominium!
Townhomes can also have "cooperative" forms of ownership ( ie: co-ops), but it will get too confusing to define what that means!
Many think a condo is an apartment type unit......it may be.......or..........it may also be a mult-level building with common walls, linked to other units......or the walls might not even be connected
In regard to tenants being frowned upon....well, if one is an owner, they have a more vested interest in the complex or building...............tenants can be transient, and the concern is that they won't be as dilligent in regard to follwing the bylaws or in the upkeep of the unit.......
HOA rules and regulations may limit the number of units that can be rented out......... mortgage companies will also look to see the percentages of owner occupied vs rented units................
A luxury midrise building by me has just stopped allowing owners to rent out their units.........it was creating issues for those who were trying to get a mortgage. The ratio of owner occupied to tenant was too high.... more

Maybe.
And you shouldn't have to worry about a Deficiency Judgement; Arizona is a Non-Recourse State.
Something else to check on, because there are exceptions to the Non-Recourse laws.
It is unfortunate that you are forced into a Foreclosure; consulting a Real Estate Attorney would probably be worth it; I doubt that there are any R.E. attorneys here on Trulia.

The good news is that prices next door in Sun City Grand have risen 3% over the same period. Price stabilization in Sun City West may occur as we get into the winter selling season of 2011/2012. I also own land in the Whispering Ranch area but feel things are far too depressed these days to be selling. If history is any reference, we have seen property values rebound well after our economic depressions pass. This one is the worst I've seen in my 35 years of selling land. If you have to sell today, you would only be receiving $15-20K for a typical 4.7 acre parcel. Give me a call and I'll share more details.
