You need to learn how to generate your own leads. Start by setting up seller lead pages and buyer lead pages. (aka "real estate squeeze pages"). Set up targeted pages for first time buyers, expired listings, etc.
If you setup professional and effective pages the only thing you need to do is drive traffic to the pages. This will produce leads.

I have a question: I found bed bugs in my apartment. I notified my management company. They sent an inspector three days later (all within the provisions of the Tenant/Landlord Act). I also contacted a bed bug expert. Since I read that it was my responsibility to pay for the bed bug fix, I opted to go with my guy (heated treatment vs the chemical treatment my landlord wants done).
I paid for the heated treatment, my guy came out and i'm bed bug free... but now the management is insisting that I pay for their company to come in and do a chemical treatment.

I think that having a new carpet is really nice to have when buying a home. Old carpets can be a bit gross, and having a new carpet can also really help with original appeal. It helps to make the home look much nicer in general, so then buyers like ti more to begin with.
