I don't know about Santa Rosa but most Manufactured Home Communities do not allow rentals. This is to maintain a level of quality and control in who lives in these communities. Because each home is usually owned by individuals it is impossible to set a standard on who someone might rent to. Manufactured homes tend to be a very economical living arrangement but because of this is also can attract less desireable tenants. Mike Kelly gave you some really good information - more in depth than I can offer, other than to confirm that, as Mike said, It can be very hard to get a loan there for a purchase in the condo units. What is it about that area that has appealed to you? There are lots fo nice areas and lots fo good buys in and around Santa Rosa that may offer what you want as well.... more
Santa Rosa is very diverse. We have the McDonald Mansion district that has old stately architecture, we have Fountaingrove which is predominantly higher end homes, we have older sections of town where the homes were built in the 50's and we have newer neighborhoods. Something for everyone. I have lived in Southern California and Washington and it seems wherever I go nothing seems to compare to living here.
We are close to the ocean, we have beautiful vineyards, we have redwoods, lots of parks, rivers, you name it, we have it. The weather is pretty hard to beat as well. We also have a Class-A junior college (Santa Rosa Junior College) with a beautiful campus.
