Short answer is that it was listed for sale prior to the actual trustee's sale/judicial sale. Just because an auction or trustees sale has been scheduled, does not mean that it will actually take place. They are only initiating the process. To successfully foreclose on a property it takes follow through.
There are many reasons why and how this can happen. In the meantime, remember that the home is owned by the person listed on the DEED. For the most part a deed holder can start a sale of the home/property at anytime they are the property deed owner.
But here are a few reasons it may be a short sale even though it is/was on the auction block:
1. The lien holder (Typically Lender) has decided to postpone auction.
2. Bankruptcy has been filed, foreclosure halts, owner can still list the home for sale.
3. Owner/Borrower has negotiated to have foreclosure postponed by attempting to do a short sale.... more

Well, it depends on what you mean by good. If you're just looking for a potential pool of renters, then it's good. If you're looking for high rental returns, then it's fair to decent. Unless you also live in Mountain House, it doesn't make for a great rental situation.... more

I disputed FHA appraisals in the past with better comps and a letter explaining my stance.
I know VA has their own appraisers, but I think they can still be disputed.
It doesnt take long for your agent to pull some comps.

Unfortunately not. The population of Tracy, Manteca is to large for a USDA loan. There is also Mello Roos in these areas as well. It comes down to the specific development.
It';s a good practice to review the tax roll before commiting to a purchase.

It is going to cost approx. $70 dollars for each additional 10k added to the loan amount fo remodeling. There are to many variances without seeing the property to have any idea. The roof can be a large part of the cost but you can purchase a home that needs work with a 203k purchase loan. You can gather estimates from local contractors to remodel what ever homes your considering. You can do major remodeling that takes up to 6 months with no payments. Until the house is foreclosed, you still own it and therefore can sell it. You just need to make sure title is recorded/closed before the lender(s) forecloses.
Unless the owner gives you notice to move you would likely remain in the house until it is sold or foreclosed. Verify if a notice of default has been filed on the property by the owner's lender.
