This will take a great deal of planning. In order to effectively look at the situation, one would have to know your income and ratios. However, assuming that the cash flow is positive enough, you would probably be able to rent out the property and buy another condo. Lenders vary on how they will treat the rental income. Some lenders will not allow the rental income without 5 months of rental track record.

If you want to just use your wifes credit, than only she could go on the loan and only her income could be used. Have you talked to anyone about your credit and what may be done to raise your score? You can qualify for an FHA mortgage three years after the bankruptcy is discharged provided you can meet all the other requirements. You would need to have done some credit repair and maintained a three year history of paying your bills on time. Does your spouse have an income? There are a lot of factors that go into qualifying for a mortgage, one is income. Another is the amount of debt that person carries as compared to their income, in other words, after all the other bills have been paid, is there still enough income to pay the mortgage as well. Another factor is credit score, a history of paying bills on time. Unless your spouse has an income, and most home makers do not, then the answer is no.... more
Private Mortgage Insurance. There are 4 types on conventional loans. VA has funding fees but not monthly insurance. FHA has both funding fees and month insurance however it's considered mutual mortgage insurance since it's not "private" per se. Get lender recommendations from a trusted friend, relative or Realtor. Make an appointment with the lender who you decide is a good fit for you. The lender will assist you in determining where you stand now and then map out your plan of action. This may include obtaining a credit card and using it to pay regular bills and pay the bill in full every month. Building a payment history builds your credit. If you cannot get a traditional credit card, get a secured card. In any case, a lender is better positioned to put you on the path to success.
If you're a first time buyer, you might ask about down payment assistance programs for which you may qualify. You'll probably have to take a homebuyer education class and there will be extra paperwork involved, but it may be worth it. Good luck!... more
Before you go any father; you might look at your recent loan papers and see if there is a clause about PREPAYMENT PENALTY or, possibly, RESTRICTIONS regarding a waiting period for selling or paying-off the loan. You may also have a restriction about renting the place out.

My advice is to first check your credit report to see how much damage was done! If your score is still good, then you shouldn't have a problem. I had a client who had a foreclosure about two years ago, and it doesn't show up on her credit report, she has over 750 credit score, so banks were happy to help her out, but she needed to disclose that she had a previous foreclosure.
