Definitely 53rd St just north of T St. It gets CRAZY over there! Lights across the streets, music, Santa is there. Just a great vibe in a cute little neighborhood.
The Fab Forties is always a great place to see lights in Sacramento as well.

Rent to own options are very rare in this market. The professionals that you are posting this question to here are Real Estate Agents; we work with people in purchasing homes directly, without rent to own for the most part. I would recommend contacting a local property management company, these guys work with rentals and would have rent to own options if available.

If you are the property owner and the refrigerator was supplied by you as part of the rental, then why charge the tenant anything. It sounds like an appliance failed and now you are going to have to fix the damage it caused. Depending on how bad the damage is the floor may be able to be repaired.... more
As a real estate professional, we are prohibited by law to "steer" individuals toward or away from one neighborhood versus another. If you enlist the services of a real estate professional, that person can discuss with you, at great length, your purchase goals and then walk you through the process.
This would include them sharing with you valuable insight and factual area/neighborhood knowledge (rent to homeowner ratios, school ratings, future buildout, business development, rental demand, etc), whch would assist in educating you and equipping you to make the best purchase decision to met your needs.

I'm a Realtor in Folsom and believe that the newer subdivisions in Rancho Cordova provide a lot more for your money, but I always tell my clients to think about future resale. The Rancho Cordova community hasn't been as strong as Folsom in real estate and many people from those newer neighborhoods are trying to move into Folsom. I had one client that came from the Bay Area and purchased a new home off of Zinfandel a few years ago, only to find out that the middle school and high school weren't up to their standards for their children.
There are a number of homes in the Empire Ranch area that are selling in the mid 300s, that were built in the last couple of years. Have you checked into any of those yet?

Figure $100 to $200 per month for gas and electric, higher if the home is all electric. Things that affect average utilities are:
energy efficiency of home's insulation;
energy efficiency of air conditioning heating unit.
If you are looking at buying in Sacramento, you can get an FHA energy efficiency loan to upgrade things that will help the home's energy efficiency such as insulation, air conditioning, windows, etc.
If you have an address in mind, call the utility companies and ask what the average bill is for that address.
Don't forget trash, sewer and water from the city or county. If you are looking at Carmichael, call the County of Sacramento at (916)875-5555 and ask what the charges are.

All over Sacramento, we're seeing revitalization projects. From foreclosed projects being bought up by new developers to mom and pop flippers buying entry level fixer uppers to bring to market as a turn key, FHA ready home. In the central neighborhoods, dilapidated homes are being torn down to build new or stripped and added on to. A good place to look for rentals in the East Sac area is Craigslist...not sure if you have ever visited that website before? They have a huge for rent section...just beware of rental scams (examples of which are outlined there). Good luck to you!
I lived in Dallas for years and years--JJ Pearce High and then U of Houston. Citrus Heights is Suburban, lots of shopping conveniences, parks, some areas with large lots and the occasional horse.
We are basically $1 per sq foot for rentals, so a 1000 sq ft. home would run about , $1000.
You can check Craigslist, or there is a variety of Property Management companies--HomePointe, SacDelta Property (? that may not be the exact name), M&M--to name a few. And the apartments are available on the various forrent.com type sites.
The schools there have a good reputation--San Juan Unified School District. In my opinion 95610 is a little nicer area, but will cost more. There are some nice neighborhoods in the other C.H. zip--95621, but just drive around to see how YOU feel about it.

Interest rates are not tied to credit as much as they were a few years ago, when they had the myriad of packages like prime, subprime, stated income loans and all flavors in between.
It would be hard not to get a good interest rate with a score over 640, but the best person to talk to would be Chris Stahl at Summit Funding. he can be reached at 768-8000. He can give you more specifics.

Depending on what time of year it is, the SMUD will be higher or the PG&E wil be.
Water is also higher (if metered) during the summer months.
During the summer, I have many months where the SMUD bill is over $200 by itself because of A/C.... more
