One is for the lender to give you money draws and you pay the contractor with the draws. Another is to let the contractor buy the lot and build the house and then on closing to put it all in your name. There is a lot of options out there when it comes to home loans. There are still a few zero down loan options such as a USDA loan or VA backed loan. There is an FHA loan at 3.5% down and there are some lender out there doing 5%, 10%, 20% as well for conventional loans.
I recommend you can't a loan officer or mortgage broker to find out which loans they offer and what one works best for you and then see if you can qualify. Always best to have an approval letter in hand before you start home shopping.

Instead of zip code comps, consider using comps that are limited to Canyon Crest. Even better, use Canyon Crest homes that are similar in age and size. Zip codes are a meaningless for tcomps because houses vary wildly in size, age, and neighborhoods within a zip code.

There were 115 sales in the last 90 days in the 92504 zip code. These 115 listed at an average of $271,426 and sold for an average of $266,829. The average size was 1,593 feet. That means ana verage of about $168/sq. ft.

My best advice is to attend one of these sales. I've been to these and they are very interesting, the most centralized location is: 4050 Main Street, Riverside. It is held on the courthouse steps every morning. Go to the courthouse and watch the auctions going on. Listen learn and ask questions. The clerk will give you a website to go to. On any home that you are thinking about putting an offer on, you should get a home inspection done. The inspector job is to let you know whats wrong with the property then you can either go thru with the purchase or back out.... more

Usually rent to own means you will be taking over someone elses loan.
In addition you will have to come up with a fair amount down.

Well that isnt even close.

You get to have a professional appraisal. You get to walk if you don't like what you find and/or further negotiate.
