You indicate that you "paid a large amount to have the house inspected for lead base paint" but you do not indicate whether the report found lead based paint or not. It would be very difficult to answer this question without knowing all the details of the purchase. For example - if it did have lead based paint, did you sign off on the report. Did you sign any 'as is' releases when you purchased the home.
My suggestion is for you to contact your agent and have him/her go over your purchase with you and he/she would be in a much better position - having all the facts - to answer any of your concerns.... more
Are you certain you want to hassle with replacing the roof under the current circumstances and from such a long distance? It is not a hard and fast rule that you have to replace it prior to selling, but you will have to make price concessions in order to get it sold in its current condition. In addition, your buyer pool with the roof in its current condition will likely be limited to cash investors and buyers that are willing to obtain a "rehab" loan. Whether or not to fix the roof prior to sale has mostly to do with how quickly you need to sell and how you feel about dealing with the repairs during this difficult time.
