A good agent, particularly for a buyer, can save you a lot of time, worry, and headaches.
The problem is because you never see these things, you just move along in the selling process, it may just LOOK like the agent is just "doing their job".

You have been given some great advice here so far. I would add one more thing. Tell you buyer that if the seller wasn't willing to do repairs, you can still amend your offer downwards to reflect the repairs needed. As previously mentioned, they may not have the money to do the repairs, but would be willing to adjust the purchase price accordingly. If your buyers love the house, it is worth considering. Then the inspection money is not wated at all.
