It sounds as though you are purchasing what is considered to be a 'commercial' property. Does the property have more than 4 units? If so, then it is considered commercial property rather than a multi-family residential unit. Commercial real estate agents do operate a little differently than residential real estate agents. You will need to get a loan of some kind, I assume, to purchase this property, but the proof of that may not come in the form of a pre-approval. As for seeing the property, I would not recommend you purchase any property without having physically visited the property at least once. E signatures are becoming more and more common. My personal opinion is he should have called to see if you had questions and understood all the paperwork. And, if you DO have questions, by all means, call HIM.... more
The only option that you have is to hire a real estate lawyer. Nothing else will get anything done.
I use AmerUSA.com - it is both a credit & criminal check for a small fee ($30). You would need the prospective tenant's email address. They authorize you to pull the report via email, and you have it immediately.

That is an easy question to answer. #1. 1838 Wight St. is located about 12 miles from the subject property. Therefore not an apple for an apple to compare to. Neighborhood, schools, etc. 2. The condition of the Wright property was in need of mojor renovtion including but not limited to the roof, driveway, painting etc. 3. I did not find the 1838 Wright St., Pomona, CA, in the MLS. therefore I can only assume it did not have the use of a Realtor in the repesentation of the sale. 4. It also may have been a forclosure and sold at an auction. and that may be the truest answer for your question.
