It is all very subjective. A house that is priced well, in good condition and has charm along with a lot of sunlight plus level usable land and a scenic location will usually sell fairly quickly, anywhere from 1 or 2 weeks to 1 or 2 months.
If you're asking what time of year is best when selling, typically March-May is the busiest time of year and therefore the best time to sell.

Contact an experienced agent who specializes in properties in your area. If you have received fliers over many years from an agent with details about recent sales & listing they personally have listed & sold in your specific area, they would be a good contact. The market value of your property fluctuates up and down based on recent sales or lack thereof of like kind properties. If you have a country property, find someone like myself who specializes in country properties as they offer many more variables such as septic, well, easements, setting, esthetics, etc. Find someone who has seen all of the available properties over many years through the eyes of prospective buyers & can truly evaluate your property in that light. They should also be able to help you make decisions as to what changes are most significant in order to get your property ready for market. Regards, Mitch Conway... more
