Hi Ann,
Parking in the area can be tough to find (and expensive) but there are some very helpful resources. This "nob hill parking tips & map" shows you where all the different parking places are: http://blog.parkme.com/2013/04/02/nob-hill-parking/
Basically it says that the "California St lot" located at 1567 California Street (between Larking and Polk Streets) is the best to park at during the day. There is a very helpful map included as well.... more
Alison,
A mortgage loan originator is defined as one who, for compensation or gain (or in the expectation of...), takes a residential mortgage loan application or offers to negotiate terms of a mortgage loan.
This individual may work for either a bank or a brokerage (or an institution that faciliatates both banking and brokering of mortgages, such as RPM).

The process of foreclosure is all laid out and happens all throughout history. In recent times it has been a larger volume than typical but the process is the same and it historically could vary by county and state. Unfortunately with the consolidation of banks into a few national institutions that are too big to fail the banks don't really feel that they need to follow local or even state custom or law.
For instance California uses "Deeds ft Trust" rather than "mortgages". We don't have "judicial foreclosure" we have notices of default, cure time frames, etc.
If you want to do the research on the process it is completely covered on many sites including Trulia, which frankly should do something about creating a searchable function to the voluminous data in the Voices Q & A.... more
I question a corellation between the America's Cup and rising home values, but even without the help of a mega-million dollar yacht race prices on Nob Hill are going up both in terms of rent and selling prices. I had a little condo at The Galleria on the market two years ago that couldn't sell so my client rented it out. Recently we decided to quietly market it with the tenant in place (at her last listing price) and received an offer within two weeks. I have another buyer in the $1M+ range for Nob Hill who was sitting on the fence all last year. Now she's finally getting serious and recognizing the need to up her price range in order to get what she wants.... more
I'm in the $100,000 per space camp. But you need to call one of the companies that specializes in garage installation first and have them go by to check for feasibility. The City may shoot the whole idea down if your curb cut somehow impairs the streetscape, requires tree removal, etc.... more
Hello-
The best thing to do is to check with the SF Police Department regarding the activity in the area of concern and to talk to nthem about what you see. It's always a good idea too to check out the area you're thinking about moving to. Go at different times of the day and on different days. This can tell you a lot.
Best of luck.

If you try to park here any time after six, bring a box of Kleenex. I guarantee that you will be crying with frustration. I have circled here for over 45 minuted on several occasions. Also, although there are bus lines that run here, if you don't drive it may take you a while to get anywhere outside your neighborhood. Don't live here if you like trees, because there are virtually none anywhere in the vicinity. Lastly, if you are trying to avoid people don't live here, chances are you'll run into someone you know.... more
This is a fun part of town with lots to do. Great restaurants, shops, bars and music venues are everywhere. Most of the houses are apartment buildings of moderate size and there is a large Asian population that has been living in this part of town for years. Housing prices are moderate and although it is a bustling neighborhood during the day, you will not be kept up by noise at night. It is also fairly safe and neither particularly clean nor particularly dirty. There is a good cross section of hipster, yuppy, and everything in between. This is a great neighborhood to live in if you are young.... more
Overall, Nob Hill like most of San Francisco is incredibly safe. You need to be a little careful around the area that borders Tenderloin or Lower Nob Hill, which looks less safe (but certainly much more sensibly priced). In the main areas of Nob Hill, I have never seen or heard of any problems while I lived there for four years.... more
