Schenectady High School has a mixed reputation in terms of safety. There is, however, a wide variety of highly-rated opportunities available - the International Baccalaureate program is outstanding (and not available at Niskayuna). The fine arts and dance department have nationally recognized programs. Check out the district website at www.schenectady.k12.ny.us Since you are local, call the district office and ask to speak with the Parent Liason for specific information and to set up a tour. For a new agent, even before considering marketing - POP is essential.
Before you go out into the masses you gotta have POP.
POP is the "Power of Preparation"
1. Know the value you bring that deserves a homeowners hard earned equity. Be able to convey that value without using realestatese. This is essential for your basis of being a solutions provider.
2. Know your local market! Value communities especially. Know the # of sales, # of listings, where sales are occurring, what is the discount average and by all means know how to assess value.
Now you are POPped!
Now, to tap into the 90 day market, GO WHERE THE PEOPLE ARE!. Just need a name badge with the ReMax balloon and the words, "Ask me about the market" To this question there is only one right answer and it's exactly the marketing opportunity you were seeking. The answer is: "As it has been for decades real estate is local, local, local. I would be happy to prepare a value for your community. Where do you live?"
From this beginning, you open the doors to qualify their motivation and explore WHO THEY KNOW..

I would say it depends. Right now it you are in a great market as prices are negotiable for buyers. There is no percent. Homes in Niskayuna do typically cost more per square feet than homes in Schenectady.
