Local property taxes are based on a tax rate per $1,000 of the assessed value. Measure 50 established permanent tax rates for each taxing district in the State in 1997-98. The schools tax rate which is a combination of the local school district (we have 10 districts in Jackson County), Educational Service District, and Rogue Community College, all hover around the $5 limit established by Measure 5.
All property, residential, personal property, commercial and industrial, are charged the same tax rate. Jackson County is served by 39 tax districts. They include school districts, fire districts, cities, a transit district, and Jackson County, among others. Each has an individual tax rate. The consolidated tax rate combines the rate for each taxing district in that area. There are 87 code area that each have a different consolidated tax rate, depending upon the taxing districts that provide services in that location.

Very possible. Probable? Not likely in this market. People dont have to resort to creative selling, especially in certain value ranges. Inventory is low and there are buyers. Your BK hasnt much to do with it for private financing unless its a savvy seller who knows enough to care. You didnt mention down payment though---the more youhave dwn the better your chances. For nothing down I seriously doubt you would find anything except a real fixer that couldnt be financed from a lender. Most real estate people would buy those themselves, to be frank.... more

Its probably not possible for you to find all that are for sale. Do you have access to our multiple listing service? Many real estate people know about 'pocket listings', or people who will sell but are not listed or advertising. Choose a real estate agent in Medford, if thats where you are looking, and tell them what you need. My fellow ex Californians came up over the last 20 years, especially into southern Oregon (pronounced Oragun) and grabbed everything, lol. Ive been here 20 years from Santa Cruz. We came out of the bottom though not nearly as much as the spin media lies about, and retirees are again hitting Ashland, Medford, etc. Inventory is very very low all over this state. Many people have no equity after the values started dropped about 2008. Many lost or are losing their homes and those will be short sales. Banks are HOLDING onto foreclosed properties instead of marketing them. Its a long story about why this is happening and its not good for this country or people who want to own homes. It would take a mini book to get into it here.
So do the following:
1. Find a good agent in Medford.
2. Talk to all you know and convince them that we do not need parties in our political system, and that our government shouldnt put banks interests over the peoples best interests.
3. Buy a yurt and go off the grid.

Salem is a very family oriented city. It is probably one of the bigger complaints by the singles that live here. There are a lot of things that are here locally, and we are also centered in the valley for easy access to HooDoo and the autobahn sledding runs, the coast, nearby rivers for great swimming, rafting, fishing, and Portland which has OMSI, etc.
As a parent I appreciate that we have little traffic here (although that is relative). I like that I rarely have to drive more than 15 minutes to get my kids to their activities.
The biggest issue in Salem for parents is the schools. They have been hit really hard with budget cuts and classroom sizes are really large. I don't know the impact down in Medford but it has been hard up here.... more
