Yea Cameron is right, sometimes 1 Mortgage can be a bit more of a pain just because MN is a Non-recourse state, but lenders tend to be very tricky and try to get the seller to sign a prom note anyways which is just plain stupid.
if it is not a pre-approved SS I would assume 3 months which is typical for MN. Once again, like I said for your other question some really big factors is if this home is pre versus post foreclosure and how far the the file has moved in the Short Sale process.
After your offer has been submitted your agent should have some type of update for you around the 6-week.

Yes - I've been selling and helping buyers buy homes in Mahtomedi for many years. Mahtomedi has a great small town atmosphere and is located on the eastern edge of White Bear Lake. The schools are very highly rated due to great test scores, small class sizes and high parent involvement. Very unlike Woodbury which has many neighborhoods within the city boundaries and a much area and population. Woodbury has been adding new schools over the last several years and you are correct about home values there. Home values have held much better in this recession in the Mahtomedi area.
