I think that is true Almost all agents with more than 10 or 15 reviews of themselves write their own reviews on zillow. They all have even the same wording and say the same thing. There is a VERY popular neighborhood pool where a LOT of the neighborhood kids come together during the summer to meet. It's a great place to meet kids in the neighborhood. The biggest question will be price as $300,000 may not get the home you are looking for there.

Good question and a good plan. This is certainly workable. I mostly depends on your credit, the amount of equity in the townhome, the projected rent at that time, and the lending guidelines now and the guidelines 5 years from now. Seriously ... do yourselves a HUGE favor and terminate your offer. No -- no one can force you to sign anything.
The seller's realtor submits offers to the bank. If he/she knows what theyr'e doing, which is sounds like they are inexperienced, only one offer goes to the bank, which is always the buyer's "highest and best." The seller has to approve and then it goes to the bank.
Next, you will wait at least six months before the bank even looks at the file. Short sales and bank sales look great on paper, but they never translate in reality. You buy these properties in "as is" condition, and 90% the time, they need repairs.
My guess is you are young buyers who need better advice than what you're receiving now. There are plenty of "real sellers" out there, with homes that you can close in 30 days and THEY will fix anything that's broken. Hi Andrew -- you can search on Craiglist, but a much more efficient way is to search from realtor.com. It's the largest real estate website in the country. I don't think you have to register, but it do and prefer not to be contacted by a realtor, visit remax.com.
Also, Craig's List will not most of the listings on the other two websites, as it is a separate place to advertise. Lots of for sale by owners, etc.

Leslie just because it is a HUD home does not mean urban. That is a government program foreclosure. The risk are the about the same with any foreclosure in that you buy it as is. Although the great thing about the next door program is that you get it for 50% of the price. So if you find a 100,000 list foreclosure you can buy it for 50,000. We just had a teacher here in our office sign on one at that price. Talk about instant equity. But, choose wisely and be prepared it is a time consuming process. Find a Realtor in your area familiar with the HUD process.

Step one is read your contract. What condition was the seller supposed to leave the home in? Assuming it was to be left in "good" or "broom clean" condition you may have a better chance of holding the seller responsible. You have a contract and what sounds like a violation of the contract. Going after the selling agent with a verbal approval may be more difficult.
The amount you are seeking should be obtainable in small claims court. It's up to you if the additional time and energy to pursue this is worth it. Sorry you had to do this, I've experienced homes left a mess for my buyers too and it's no fun to clean up someone else's mess.... more
I just closed another HUD. This time the Inspector recommended Hummel Plumbing. They came and turned on the water and then re-winterized for I believe it was $125.00 total. The property was in Aurora and they didn't charge anything for turn on and turn off for the water. When I called the gas/electric companies they told me to just flip the switch everything was already on at the house.
