I love it here. It's definitely city with the planes flying overhead, train sounds blocks away, and the 5 freeway very close. I have no problems with neighbors, however, the hotel at the corner of Fir and Columbia sometimes has a nightclub atmosphere and you can hear (if you leave window/patio open) patrons stumbling late at night. it's downtown, but clean, safe, and fun. Hi Iraj,
As Cory mentioned, check the CC&R's and with the HOA. Also know that different cities have their own regulations as to rental limits and requirements.
Once you are clear with the HOA, call the City office where the property is located and ask questions until you reach the right person to give you an answer.
Best of luck,

The CC&R's state that you can have two dogs and "other than dogs which in the reasonable determination of the Board are determined to be a threat to the safety of the occupants of the Project, which shall not be allowed under any circumstances in the Project". You can always contact the HOA and ask about a specific breed: http://www.curtismanagement.com/HOAs/La%20Vita/La%20Vita%20Home.shtm
Please let me know if I can be of further assitance.
