I am in Marin County...In Larkspur... I am not sure that the Wells Fargo Down Payment Assistance program is available here in Marin County. But there are some other programs that can enable you to buy with minimal down payment.

Hi - I've lived in Corte Madera for over 20 years and work in downtown Larkspur. There are two excellent family neighborhoods in Larkspur. They are Heather Gardens which is also very close to downtown Larkspur and the Hillview neighborhood also easy access to downtown Larkspur just not as close as Heather Gardens. Heather Garden is centrally located and is an easy walk or bike ride to all schools - elementary, middle and high schools.
In Corte Madera the best family neighborhhod is Madera Gardens.
Generally the weather in Larkspur is a bit warmer and milder with less fog and wind tha Corte Madera.

You are correct that Larkspur has some of the best weather in Marin. Personally I love the community. The fog in Marin seems to dissipate right about the Larkspur and Greenbrae communities. Parts of Corte Madera tend to have more wind and fog than Larkspur and Greenbrae do, but that also depends upon location within the community. This is not to say there is never fog here but this area of central Marin has quite possibly the best weather. I know because I live here.
That said, it seems that areas of Larkspur are either sunny or dark. Areas of Madrone Canyon and streets west of Magnolia Ave. such as Madrone and others can be rather dark. There are nice homes in the area but the darkness can turn off some people. It is based more on the neighborhood than it is based upon how high up one might be.
If you are interested, I'd be happy to give you a tour of the area and point out the different areas so that you can understand better.

There may be some properties listed for sale in Larkspur that could be possibilities for lease options. What price range are you interested in?? what kind of option period are you looking for?? The most likely properties would be vacant properties or properties owned by people who are being transferred. Bqnk owned properties and short slaes would be out of the question.

There is a 3 bedroom, 3 bath unit in Mill Valley that was just listed for $2,500 on the MLS today, in the Shelter Ridge area. No pics yet and it sounds surprisingly small for 3 beds and 3 baths: 1356 square feet. That is pretty much it for the areas you mention. You may have better luck in other areas, and you should definitely check craigslist on a daily basis as you could possibly find what you are looking for there. There is also a 3 bedroom, 2 bath 1667 square foot condo in Sausalito listed for $2,595, but it sounds like you might not be interested in Sausalito. Hope that helps...... more
Larkspur is a charming small town with an adorable downtown shopping area. Larkspur has some of Marin's best restaurants like Bradley Ogden's Lark Creek Inn, The Left Bank, Picco's, and Rulli's Italian Patisserie where you can sit outside, sip delicious coffee and enjoy the local color. Larkspur has one of the last single screen movie houses showing independent and first run films. You can listen to live music (and dance), showcasing the Bay area's vast talent at the Larkspur Theatre Cafe. Parking is rarely a problem as life in Larkspur is easy.... more

If you are buying a foreclosed (R.E.O.) property the process will be much the same as buying a non-foreclosed property. The main difference will be the disclosures. The Banks will not have very much information on the property. This makes it important to have a good agent to look after you interest. If you are talking about buying a property in foreclosure Not a R.E.O. (Real Estate Owned) I would advise against it unless to will be your primary residence. The problem with pre-forcelosure and foreclosed properties is that if there is a IRS tax lean on the former owner it is my understanding that the IRS can take the property and sell for up to 120 day after the title transfer. Also it can because of that be very hard to get title insurance in may cases. Any agent that has a few years his or her belt should be able to help you. Note there are several foreclosure brokers out there that put on auctions. These properties are R.E.O.'s and they are trying to generate interest in the properties. Make sure you ask if the bid price is subject to lender approval. If you are looking at short sale properties the process could take a month just to get the offer approved. Straddling Magnolia Avenue, if there is one issue Larkspur cannot escape it's traffic. The town is so beautiful it attracts its share of tourists, and any locals who want to pass through north or south are forced to follow. More recently, traffic lights have regulated the flow and I've noticed a definite improvement. For commuters it's pretty easy. Head down Doherty Drive and on to Highway 101. Maybe two miles.... more
A good agent will show you a FSBO if it is the kind of property you are searching. As direct sellers are less knowledgable of the selling process and all that is required, a buyers agent would be very helpful to all parties. Larkspur is eclectic and changing. Many of the smaller older homes are being remodelled and enhanced or torn down and rebuilt for functionality of today. Larkspur has easy access to San Francisco via the Larkspur Ferry and the Golden Gate Bridge is a mere 12 minutes away. The weather is superb, free of fog during the day but can roll in overnight to cool things down. There is a strong community effort to maintain the aesthetics and growth. Larkspur purchased the old railraod right of way and turned it into a walking/bike path that circumvents Larkspur/ Corte Madera and leads to the schools, allowing a safe route for kids. Larkspur also purchased King Mountain with a myriad of majestic hiking trails. The trails in Madrone and Baltimore Canyons lead up to the picturesque Dawn Falls and are a gateway to Mt. Tam. Piper Park has its own dog park and community gardens.... more
