If comparable homes have been on the market for months, your best bet would be to price below market value, maybe even provide partial seller financing as an incentive; or work with a broker who specializes in short sales and foreclosures, Those types of brokers have clients who look for a great deal, and would be your best bet in selling the property fast.
The only other option is if you can show proof to your bank of the fact that you cannot afford to keep your mortgage, and would like to place the property for short sale. The bank will only allow this if you can show proof that you cannot financially sustain the mortgage, and it will hurt your credit.
Best thing to do if you are not in a rush is to list it on the market, priced just below the lowest priced comp.... more

It depends on the situation, call me 717-538-3910. You most likely will not be able to sell it for more than you paid. Even if you sell it for the same price your going to have 5-10% in cost to do so. Commissions, transfer tax, repairs a buyer may want etc. Unless you're buying at a severely reduced price I would be very cautious.
In this case, as a back up, if you could not sell it and could derive an income from rent money the mother in law might pay, all while still being able to afford your next home (which you will need to check with a banker on before you do anything) maybe it could work?

Since I am not a legal expert, the best advice I can give is to seek out a legal professional - perhaps someone who specializes in real estate law. Do you still have the consumer notice that your agent reviewed with you when you first met to start working together? You have a couple of options. You can pay an appraiser approximately $400 for an appraisal or contact a local real estate professional for a FREE comparative market analysis (CMA).
There are websites that will offer you a free evaluation. They however, are generally unreliable and are not recommended.
