how do you think why it would show up on Trulia? Is it listed with a Realtor/Brokerage or is it a sale for owner? If listed with a Realtor your Realtor can place it on Trulia if on the local Multiple listing service, if you are selling by owner, you cannot place your listing on Trulia sorry.

There are far too many variables in your question to answer it here. It depends on the type of home you are building, the style of home, the size of the hom, the level of amenities, what preparation has to be done to the lot before any building can start (putting in utilities, etc) and so very much more. It also depends on whether you are using a large builder who gets economy of scale in his purchases or a small builder who doesn't have the same buying power.... more
Until the owner signs and dates the contract the owner can continue to look at offers. And sometimes in a multiple offer situation, one or more of the contracts will go over list price....in which case the owner will accept the highest and best offer.... more
If he hasn't made a mortgage payment, his bank would be aware of that. He may have worked out a loan modification program with his bank, or be on a special program of some kind. He may be in the middle of a short sale. He may be working with a short sale lawyer who has gotten a stay of foreclosure for him. There are NUMEROUS reaons why the bank may not have foreclosed. It is best to leave it alone and let the bank and the lawyers handle it. I assure you that if no one has made a mortgage payment on a home in the past 3 years, someone at the bank is aware of it and they have a file dealing with the home.... more

Right now the tax records do not reflect that the villa has been foreclosed on. They are still showing it as owned by Arbor Homes. To find out if it was sold and not recorded on line yet, you can go to the county courthouse and check there, however the banks typically will process the homes through their system then relist them with a realtor. Until they are processed and relisted, it can be difficult to find anyone at the bank who knows what is going on and who is willing to talk to you about the home. If you are working with a realtor, you can have the realtor set you up with an automated search that will send you an email as soon as the villa is put on the market.... more

It is a great tool for homebuyers and is free. You receive an introductory email with a password that you can change once you log in.
