You could call local lenders and ask them what 100% loan programs they offer. Then you would know the rate and term that each institution and know what the credit score would need to be from each bank in order to qualify for their programs... more
I would talk to a lender and ask them to advise you as to what your plan of attack should be. Some lenders can send you to credit repair agencies and while that is being worked on for you the lender can be working with you on other items needed to get you ready and get things rolling to get your loan going.... more

I would consider contacting a Realtor for that local area, or maybe several, and speak with them to see if they sell that type of property and when you are comfortable with one have them look at the property and give you a CMA. A CMA will give you a range in price that your property should be listed for based off of Active and recent Sold properties and then you can decide if working with a Realtor would be feasible for your current goals and situation. As far as Rental home go you can talk to Real Estate firms as well because most have a rental department and they can tell you how they market, collect rent, screen the prospective tenant, and what their management fee would be to do so.... more
That is unfortunate to say the least...we as the Realtor and Professional are here to advise and inform and give you the tools as the Buyer and Client to make the best decision for what is right for you. When you get the information from your Realtor that gives you the snapshot of the comparable homes that have sold in that neighborhood and area then the Realtor can advise but ultimately the Realtor puts what the Client says and is comfortable with on paper in the form of an offer that is comfortable to you. If your not comfortable with the offer you made and feel as if you may not have been given the best service then you have the feeling of Buyers remorse and will always have doubts as to intent,value, and overall satisfaction. All Realtors are absolutely not the same and it comes back to the old saying of a few bad apples can spoil the bunch. Yeah, like Tony said this can sometimes happen when a lender submits a file to VA for guarantee. If the lender didn't properly underwrite the loan or provide all of the proper documentation, VA can refuse to guarantee the loan. When that happens the lender's only choice it to try and "fix" the loan so VA will guarantee it which may require assistance from you.

I have lived in Johnson City for almost two years and love it. I prefer bottled water to what comes out of the tap but I lived on well water before so that is something. My children go to Fairmont Elementary and Indian Trail Middle School and LOVE it. I believe that there needs to be more reasonable rentals but the schools make everything worth it to me. Crime is almost invisible here. I have lived in other college towns and crime was a issue but not here.... more
