I always tell people to answer ads "for rent" that fit your criteria. Many owners are not interested in selling, so this can be a bit frustrating, but probably 25% will be open to it. Your best bet is probably to respond to some "for rent" ads that fit your criteria and ask if they would consider rentong to own. Our company has recently completed one sale to a rental tenant and have a couple others that will likely close in the next 12 months, so it is not at all uncommon.
There are a lot of benefits to being in the house for awhile and seeing if there are issues or maintenance problems that would not be obvious in a 1 hour inspection. It also gives you time in the home to work on credit, save for a down payment, etc.
And for some owners, it is the perfect solution as well.... more
