It depends on the lot location and the Georgia Power set back. As a rule, you can build at least 100 ft from the water's edge in most counties. If the set back line is futher back from the lake than that, you would need to position your house behind that line. If you need further explanation, please contact me.

If a lender like myself was involved we would send a Verification of Deposit which is a lender form which verifies funds for the closing. Since this is a cash sale, all you need is for the depositor to write a letter and confirm the balance of funds in the account sufficient to purchase the home and have them state that these funds a liquid. The Buyer should request this, and may have to sign an authorization form with the stockbroker in order to obtain this letter. I've handled FNMA as both listing agent and buyer's agent, and I have no idea what form the stock broker is looking for. I've done proof of funds in two different ways. One is a simple letter from the bank stating that the buyer has the ability to pay cash for the house at XX addrsess at $YY. I've also had a buyer have her bank print out a summary of her accounts and then the banker signed to verify that this was an accurate listing.... more
