Green Valley is a great place to relocate to! There are plenty of opportunities and activities for active adults offered through the Green Valley Recreation INC. I'm not sure what ad you are referring to, most likely a typo. The price per SF varies substantially depending on the condition, quality, age and neighborhood of the home you're looking at. Depending on your price point, you can get a great home for around $135 PSF. Of course there are plenty of homes that fall both below and above that number. Hope this information has been helpful. We are looking for a 3/2 with garage and nice yard. Extra bedrooms are fine. It doesn't have to be a single story home. We would like to be around 1000.00 a month or less for rent. It will be myself, husband and daughter with a cat and dog. The animals are up to date on their shots, are house/crate trained and do not pose any threats to the home. The cat is fixed, doesn't spray and the dog is 11 years old and has been with us since she was a year old. She is a lab and shepherd mix breed. She has never bitten anyone. Her only assault is sniffing butts. We already have work lined up and a clean rental record. We both have clean criminal records not even a speeding ticket so far. We have been in our current home for nearly four years. Relocating due to my mother's health and hospice and to help take care of my grandma's needs after my mom passes so we are looking for long term rentals as we aren't interested in moving yearly. The vacancy rate you are referring to is probably in the off season. Winter season which normally starts the end of October and ends the middle of April is far different. Rentals during this time period for nice units are few and far between because many guests book the same house year after year. For rentals as income on a long term (year or more basis) the outlook is also quite good, as long as the home or condo etc is nice and perceived as value received. Yes, Green Valley is an age restricted community. Someone must be 55 years of age to live full time in our community. Under 18 is allowed to visit for 30 days a year. You don't have to be 55 to buy a property, but someone should be 55 to live in the property. There are areas that are non age restricted within the Green Valley community and surrounding areas.... more
