But the house isn't being sold for $76,000 ?
I guess we all need more information to answer your question properly. Many lenders do not like to do loans under $50K as it isn't very profitable for them..

Hi Thi, if your agent is not responding in a timely manner contact the Escrow Company directly to find out the status of your refund. The Escrow/Title Co. is a neutral 3rd party service provider only. The fact is that both Buyer and Seller must agree/sign escrow instructions regarding your deposit money before the Escrow/Title Co. will release funds.
