Closing cost varies greatly and the most cost comes from your lender. I would say put aside at least $6k.

Just found out the plot on the new phase I put a contract on in December has not been approved by the city for development....un-saleable land!
Must be something wrong with the land, like gas wells, in the ground, toxic waste on it, or the the city still owns the land.
