In my opinion .... I suggest having your real estate representative prepare several CMA valuations. One reflecting the specific immediate neighborhood data, another expanding on say a one mile radius (or more depending upon supply) and another (if appropriate) focusing on the specific STYLE (ie:Ranch,Split Level,Colonial,Etc.) of the subject dwelling. Compare the various per square foot sold values for all. These numbers should provide a solid and reliable figure to determine a reasonable AVERAGE per SF value, along with a range for below and above average condition comps.
